A fully renovated and modernised luxury two bedroom penthouse in the heart of London finished to a high specification.

  • Client purchased the penthouse in auction in a dilapidated state with mould problems.

  • The property required a full strip out back to structure and damp treatment works to remove the cause of the mould issue.

  • Using cleaver design techniques and modern technology, we were able to introduce an ensuite into the penthouse enabling a more luxurious fell to the old building.

  • Water based underfloor heating was installed with hardwood parquet flooring on top to allow for radiant heating without unsightly views of classical radiators.

  • Due the high ceilings, we were able to install passive MVHR system and ducting (with a coffered ceiling) to allow for continuous fresh air circulation throughout the property which further eliminate the damp/mould issues.

  • Client purchased the property in auction and needed to renovate the property quickly in order to capture the incoming demands of July.

  • The project had a tight budget and restrictions on parking making the logistics extra difficult.

  • Due to the location and target rental audience, the specification was mid-to-high with an emphasis on robust longevity.

  • The scope of works includes replacing all the doors, skirting, architraves, new kitchen, new bathroom, electrical rewire and new boiler.

  • We were able to complete the property renovation on time and within budget allowing the client to rent out the property with very little downtime between purchase to signed AST.

Regents Park, London

A stunning Grade 1 Listed classical home with an extension and highend refurbishment, using exotic materials such as 24crt gold fittings, bookmatched marble from Italy, venetian plastering and bespoke furntiture.

Length of construction works: 60 months

  • Client purchased two properties and merged the two into one with an extension .

  • This project is fraut with complex litigation and political issues which has now all been resolved by our team.

  • Phase 1: We were instructed to carry out the planning permission which involves discussions with the Crown Estate and Heritage England. Partnered with a award winning Interior Designer, we delivered a fully bespoke set of drawings enabling specialist subcontractors to carry out the works to the specific specifications. During this phase, we also liaise with solicitors and specialist consultants to deal with the litigation prior to commencing construction.

  • Phase 2: The building works commenced and due to the complexity of the project, this part of the contract took 36mths to complete. Due to the level of precision required on this project, we had to vet all subcontracts to ensure they are competent and skilled for the designated task. Regular daily and random checks are carried out to ensure quality control and fitment are within tolerance (in some cases ±3mm).

  • Phase 3: We have an ongoing maintenance plan with the management company to ensure the property is always upkept as per the Crown Estates requirements.

Old Town Hall, Staines

A stunning Grade 2 Listed building (orginally a town hall) converted into 30 appartment for rental use (Build-to-rent).

Length of design works: 2 years
Length of construction works: 15 months

  • The building was originally owned by the Council and was sold to the developer client back in 2018.

  • Over the course of two years to apply for planning and listed consent, the client was able to achieve a healthy margin on the development subsequent to the planning consent.

  • We originally took on the Design and planning package which we achieved the desired outcome for the client.

  • The project then went on hiatus of a year whilst the developer was trying to make financial arrangements for the building phase.

  • We undertook the construction works in 2020 and completed the works by 2021.

  • The development was completed to mid-spec with decent kitchen & white goods to appeal to the rental market.
